I'll need several essential documents from you to kick-start the process:

  • W2’s from the last 2 years
  • 1040 Federal Tax Returns from the last 2 years
  • 2 Most Recent Pay stubs
  • 2 Most Recent Bank Statements (all pages)
  • Copy of your driver's license

Stage 2: Appraisal

Next up is the appraisal stage, where a licensed third-party appraiser assesses the value of your future home. They'll compare it to recently sold homes in your neighborhood to ensure it aligns with the offered price. While they won't consider factors like the roof, appliances, air conditioning, plumbing, foundation, windows, or floors, I recommend obtaining a home inspection for a comprehensive understanding.

Stage 3: Underwriting

Now, we are in the underwriting stage, the loan processor, meticulously will review the documentation you have provided. They will organize your files into a mortgage-ready format, reconstruct your scenario to meet qualification requirements, and verify the accuracy of all information. Don't worry if additional documentation is requested—it's all part of the process to ensure everything is in order.

Stage 4: Conditional Approval

Exciting news! You've reached the conditional approval stage, where you receive the initial indication that your mortgage loan is on track for approval. However, this approval is contingent upon meeting the specific conditions requested (like additional documentation, a letter of explanation, or an acceptable appraisal report). Once all conditions are satisfied, your file will be resubmitted for final approval.

Stage 5: Clear to Close

You're almost there! In the clear-to-close stage, the underwriter thoroughly reviews all documentation to ensure all conditions are met. We'll then prepare the final documentation for your signature at closing and schedule the closing date.

Stage 6: Closing
